Adding notable new restaurants and destination entertainment is a proven formula for success, driving traffic and making Macerich’s strongest retail properties even better.
“We are focused on delivering what our customers want in every one of our markets. It’s clear that, in addition to the very best retail stores, people also want exciting, in-person experiences and activities to enjoy,” said Doug Healey, Senior Executive Vice President, Leasing, Macerich.
“Tysons Corner Center and Scottsdale Fashion Square are perennially among our best-performing assets, and each of these bustling, large-scale properties is unique: Scottsdale is Arizona’s undisputed luxury retail leader and, with more than 300 stores, Tysons is D.C./Northern Virginia’s #1 retail destination for first-to-market concepts and top brands in just about every category. Our proven leasing strategy for both properties incorporates adding new food, beverage and entertainment offerings that are exactly right for their markets. In elevating the experiences people can have at our centers, we’ve seen how this also enhances success for our retailers.”
The Cheesecake Factory Opens at Tysons Corner Center
Tysons Corner Center, consistently one of the top-performing retail centers in the entire country, recently welcomed The Cheesecake Factory to its suite of well-known restaurants. Just opened in early December, The Cheesecake Factory is positioned at the east end of the property near the popular Coastal Flats and Seasons 52. In 2025, Maggiano’s, the casual Italian American dining favorite, and Level 99, a 40,000-square-foot, first-of-its-kind gaming playground featuring over 50 real-world physical and mental challenges and games, craft drinks and exceptional food, will add to the fun.

These marquee names join a collection of fresh new stores opening at Tysons Corner Center, continuing its leasing momentum by bringing the best retail experiences to shoppers with top national and international brands, many the first-to-market. Recently opened new stores include Kate Spade, Vuori, Buck Mason, Hobbs London and Yeti, to name a few.
The most significant opening at Tysons Corner Center in the third quarter was Primark, which finalized Macerich’s remix of a 70,000-square-foot box. “Specifically, we replaced the prior tenant with Primark, lululemon, Old Navy and Kendra Scott,” noted Healey. “And not only has traffic in this wing increased by 40%, but we also expect the combined sales of these four replacement stores to be at least five times the previous tenant’s sales.”
On the Menu at Scottsdale Fashion Center
The newest restaurant now open at Scottsdale Fashion Square is Élephante, reflecting the spirit and cuisine of coastal southern Italy. This dining superstar — the first in the collection of five new-to-market restaurants for this part of the property — is set in the redeveloped south wing, which Macerich created as a home for more luxury retail and stylish dining.
Other restaurants joining Élephante in 2025 will be Catch — featuring simple, but elegant seafood, sushi and steak — Telefèric Barcelona — a beloved tapas concept straight from Spain — and a new elevated brand from Fox Restaurant Concepts, created by prolific restaurateur Sam Fox. The final restaurant in the new dining and entertainment hub is Din Tai Fung. Renowned for its hand-crafted Xiao Long Bao, Din Tai Fung promises an unforgettable culinary journey, set to open in 2026.
These five new restaurants frame the upgraded entrance and rotunda, which features a multi-lane luxury valet to provide a key point of welcome to all the new bold-faced retail names coming to Scottsdale Fashion Square. Recent openings include Maje, Sandro, Zimmermann and soon-to-open Zadig & Voltaire.
Pairing outstanding dining with exclusive brands is a well-established strategy at Scottsdale Fashion Square. The now-famous luxury wing on the north side of the property is home to Nobu, Francine, Toca Madera and Ocean 44 — which complement Dior, Cartier, Saint Laurent, Ferragamo, Christian Louboutin, Brunello Cucinelli and the many other inspiring brands that Macerich has brought to Arizona’s affluent customers.
“Because of the success of luxury at Scottsdale Fashion Square, we have extended the luxury experience into the property’s south wing, making this area as magnificent as the original luxury wing anchored by Neiman Marcus,” added Healey. “This means elevated design, spectacular amenities and exciting new restaurant experiences that our shoppers expect.”
At Macerich’s properties, the shopper experience goes beyond in-store purchases and focuses on creating memories that resonate with all the senses through the intersection of the world’s top brands in retail and dining.
