A new Miami landmark will open its doors in 2030 with unmistakable Parisian flair.
Outfitted with interior designs by award-winning French design firm RDAI and a shrine to Parisian cuisine in the complex, Miami Design Residences by Fouquet’s is the latest branded residence concept to hit the coastal city.
Along with expansive floor-to-ceiling windows framed by custom pale-champagne mullions, custom cabinetry and other artfully considered details, the residences will embody the sort of quiet luxury France is known for, RDAI’s Architect CEO Julia Capp explained in an interview with WWD. RDAI, founded by Rena Dumas in 1972, is known around the world for crafting timeless, luxurious spaces, including Hermès flagships worldwide.
“Our approach reflects a French design sensibility, where elegance is expressed through precision, proportion, and the subtle layering of materials and spatial sequences,” she added.

“Ultimately, we aimed to create an environment that conveys both a sense of belonging and a quiet luxury — an architecture that is refined, timeless and deeply anchored in its context,” she underscored.
RDAI’s architect vice president and artistic director Denis Montel said that a strong focus was placed on scale and proportion, ensuring that each element feels considered and contributes to a coherent overall composition. “In this way, the project reflects a refined and timeless approach to design, bringing a sense of clarity and ease to the Miami living experience,” Montel added.
Materials, he explained, were chosen under the pillars of nature and freshness, and will include custom textured terrazzo flooring and carpets in the common areas to create an interplay between mineral and soft surfaces, while natural oak veneered millwork brings warmth and depth, elevated through carefully detailed joinery.
Porcelain tiling will be integrated different scales — from fine textures to larger formats — to create variation and rhythm throughout the spaces. This layering of materials allows for a rich yet controlled expression, he added, noting that the firm is currently working on a dedicated furniture package with both bespoke and regular furnishings, which will be launched later this year.
The property which is currently in development commands nearly two acres in Miami’s Design District. The development’s overall architecture was envisaged by Pritzker prize-winning architect Sir David Chipperfield. Upon completion, the property will boast a 25-story tower offering 143 condominium residences and a 12-story building with 85 Fouquet’s Miami hotel keys.
RDAI has already completed two major residential projects in the U.S: 87 Park at 8701 Collins Avenue Miami and 565 Broome SoHo at 565 Broome Street New York.
Fouquet’s Hospitality Endeavors
Fouquet’s hospitality brand is under the Barrière Collection, which began in 1912 with the opening of the Hôtel Barrière le Normandy in Deauville. The first Hôtel Barrière Le Fouquet’s is located in Paris, situated at the corner of the Champs-Élysées and Avenue George V. While the historic Fouquet’s restaurant was established in 1899, the luxury hotel was created later by Groupe Barrière, opening the first in 2006. This new Miami hotel will mark Fouquet’s Miami debut and Fouquet’s second hotel in the United States, following the opening of Hôtel Barrière Fouquet’s in the heart of the historic TriBeCa district in 2022.
“The creative sophistication of the Design District perfectly complements our ultra-luxury destinations from TriBeCa and Gustavia to Courchevel and the Champs-Élysées. By marrying our deep heritage with David Chipperfield’s architectural vision, we look forward to delivering Fouquet’s signature art de vivre to both residents and guests,” said Barrière CEO Gregory Rabuel.
In addition to operating the hotel, Fouquet’s will manage the development’s condominium residences, bringing a hospitality-oriented lifestyle to the residential experience through bespoke services, curated programming and elevated day-to-day living. The hotel will also lead the property’s food and beverage program, introducing five distinct dining concepts drawn from Fouquet’s celebrated culinary portfolio.
“Miami Design Residences Designed by Fouquet’s will establish a new lifestyle paradigm of design-forward living that enhances the district’s position as an international destination for creativity and luxury,” said Craig Robins, the cofounder of Design Miami and chief executive officer and president of Dacra, the project’s developer.
In and around Miami’s Brickell District, a branded residence boom is underway. Construction sites emblazoned with luxury names that run the gamut from Cipriani to Dolce & Gabbana and Mercedes Benz to the Mandarin Oriental are emerging from an urban abyss of “For Lease” commercial property signs. The coastal city is a prime example of an evolution — underway worldwide — in which residential, rather than corporate expansion, is pioneering a new local landscape.
According to a recent branded real estate report by Savills, Miami was home to the highest number of branded residence projects after Dubai in 2025. Worldwide, branded residences rose to 910 in 2025, from just 323 in 2015. This year, that number was expected to boom to 1,747 by 2032, before the Gulf conflict occurred.
